Planning vs Building Regulations

Planning permission decides whether you can build. Building regulations decide how you must build it.

Almost all structural work, new rooms, and changes to drainage, heating or electrics fall under building regulations, even if planning is not required.

Getting approval

You can use your local authority's building control team or an approved private inspector. They inspect the work at key stages and issue a completion certificate at the end.
